Tenant Insurance - Why do I require insurance?
When you rent an apartment, you have special insurance needs. While the Building Owner (Landlord) has an insurance policy covering the apartment building itself, such as the walls, doors, floors, and appliances. The Building Owner's Insurance does NOT cover your personal belongings or provide you with personal liability coverage.
A Tenants package Policy is designed to protect your valuables, as well as cover any damages you could be liable for, such as damaging another tenant's property or if someone is injured while visiting your apartment. You can also be held liable for damages you cause to the building (the Building Owner's Insurer could attempt to recover their costs from you).
With Tenant Insurance, you are also covered for additional living expenses (such as hotel) if you have to temporarily move out because your unit or building was damaged in a situation you are insured against (such as fire/water damage in another unit).
Tenant Insurance - Where and how do I get Insurance?
Please contact a licensed insurance agent or broker who will contact several insurance companies to get you the best price and coverage.
Before you start looking for insurance, look around your rental unit. Check prices in flyers or catalogs to get an idea of how much it would cost you to replace everything you own. Then you will be able to tell an agent how much coverage you think you will need. The agent or broker can also help you determine the amount of coverage
When can I get my security deposit back?
Security deposits are returned by the 15th day of the following month of your move out date.
Do you allow pets?
All of our buildings enforce a no pet policy with the exception of certified service animals.
What does a Sublet mean?
If you decide to sublet your apartment you are transferring all obligations from yourself to a new tenant. It becomes the subletters responsibility to advertise and show the unit to prospective tenants. If you decide to sublet your unit please contact your building manager for the sublet form where you provide a date that the unit will be available for a new tenant. There is a $75.00 sublet fee that is payable with the submission of the form.

What utilities are included in the rent?
Utilities included vary for each building. If you are unsure of what is included you can check the building pages on the website, check your lease agreement or contact Active Management at 204-943-6668.
When can I move in, and where do I get keys?
Congratulations on your new home! Before moving in your damage deposit and first month rent has to be PAID in full and guaranteed funds (Cash, Debit, Credit or Money Order) at our head office. Your official move in date is indicated on your signed lease agreement. Once you have your move in package (receipts and lease agreement) you can contact your building manager to set up an appointment to pick up keys and schedule a move-in condition report.
Do you have Laundry Facilities?
Each building is equipped with laundry rooms operated by Coinamatic Laundry & Beyond. All washers and dyers operate on a smartcard system with reloading stations on-site or nearby. If you have an issue with a smart card or a machine please contact Coinamatic at 1-800-561-1972.
What is classified as an EMERGENCY?
Active Management has an on-call maintenance crew that is available to tenants around the clock for unit/building related emergencies. If you have an urgent matter please contact your building manager first. If you are unable to contact your manager call our Head Office phone number (204)-943-6668 and press '8' to be connected with our on-call staff.
If an emergency call is made for a non – urgent matter you may be subject to a dispatch fee.

Who takes care of maintenance issues within my suite?
Active Management has a maintenance department that looks after all repairs and building issues. If you have maintenance issue please contact your building manager to fill out a work order with them. Please indicate if you require 24 hour notice and leave a phone number where you can be contacted at. All maintenance repair appointments are dealt with between 8:30 am – 4:00pm.
When do I receive my lease renewal?
New leases are issued three months prior to the lease ending date. The caretaker will deliver the new lease to your door where you have one month to decide whether you would like to renew or not.
How can I pay my rent each month?
Monthly rent payments are due on the first business day of the month. Rent can be paid to the building manager in the following ways, cheques and money orders made payable to "ACTIVE MANAGEMENT". Cash, Debit, Visa and MasterCard payments can be made in person at the head office located at Suite 206 – 59 Donald Street. Active Management also offers pre-authorized payment services that can withdrawal from a bank account, visa or MasterCard automatically.
Is there an on-site building manager?
YES! All of our buildings have a live-in building manager. The building manager's suite number and phone number are posted in the building. In the event that the signage is missing please call our head office at (204)-943-6668 and we will provide you with the following information.
What are the Head Office hours of operation?
Our head office is open Monday – Friday 9:00am to 5:00pm (open during lunch hours)
